How this is calculated
For each DallasCounty ZIP code we compute the typical market value per square foot from the county appraisal district's own public records. A home is counted as over-assessed when its market value sits more than 10% above what that ZIP's typical dollar-per-square-foot predicts for a home of its size.
A ZIP code is only ranked if it has at least 50 analyzed homes. Annual overpayment applies Dallas County's average effective tax rate of 2.18% to the assessed gap; real bills vary by school district, city, and MUD.
This ZIP-level screen is a different, coarser test than the matched-comparables analysis behind our statewide Texas study, which compares each home to specific comparable properties in its own appraisal neighborhood. The two produce different county totals on purpose, and should not be combined into one figure.
