How do I protest my property taxes in Fort Bend County?
The short answer
File a protest with the Fort Bend Central Appraisal District (FBCAD) by May 15, or 30 days after your appraisal notice was mailed, whichever is later. File free at fbcad.org, check both market value and unequal appraisal as your grounds, and bring 5+ comparable homes assessed below yours. Most protests settle at the informal review. The Fort Bend County protest, step by step
- Watch for your appraisal notice from the Fort Bend Central Appraisal District, typically mailed in April. Your deadline is May 15 or 30 days after the notice mails, whichever is later.
- File free at fbcad.org. Check BOTH boxes: market value (Tax Code §41.41(a)(1)) and unequal appraisal (§41.43(b)(3)). Unequal appraisal, being assessed above similar homes regardless of market value, is the ground most homeowners under-use.

- Take the informal review seriously. Most Fort Bend County protests settle there with an appraiser, no hearing needed. If it doesn't settle, you present the same comps to a three-person Appraisal Review Board panel, about 15 minutes, no lawyer required.
- Missed the deadline? If your homestead is assessed 25%+ over market value, Section 25.25(d) lets you file a Motion to Correct until January 31 (a 10% late-correction penalty applies to the corrected amount). Otherwise, the play is being ready to file in week one next April.
