What if I missed the property tax protest deadline in Texas?

The short answer

You have two live options. If your homestead is assessed more than 25% over its market value (one-third for non-homestead), Section 25.25(d) lets you file a Motion to Correct until January 31, with a 10% late-correction penalty on the corrected tax. Section 25.25(c) separately fixes clerical errors up to four years back. Otherwise, the winning move is locking in next April's protest now, the window is only 30 days and most people miss it twice.

Option 1: the Section 25.25(d) late correction

Texas Tax Code Section 25.25(d) is the escape hatch almost nobody uses. If the appraisal roll value exceeds your property's correct market value by more than one-fourth (25%) for a homestead, or one-third (33%) for non-homestead property, you can file a Motion to Correct with the appraisal review board any time before your taxes become delinquent, in practice, by January 31. The catch is a 10% late-correction penalty on the corrected tax, so the error has to be big enough to be worth it. On a 25%+ over-assessment it almost always is: a $100,000 correction at a 2.2% rate saves about $2,200 a year against a one-time penalty in the low hundreds.

Option 2: Section 25.25(c) for clerical errors
