Why our numbers look smaller than they could
Florida caps homestead assessed value at 3% a year under Save Our Homes, and your tax bill is levied on the assessed value, not the market value. So a home can sit far above its neighbors on market value and still owe exactly the same tax, because lowering the market value does not move the capped assessed value at all.
We screen those homes out. In the four runs on this page that screen removed between 52% and 65% of the homes a market-value-only analysis would have handed you. It is the difference between 3,077 names and 1,089 names in Hillsborough 33647.
